The only reason I think it's ingame is due to the Half-Life 2 shelf prop in it. If that wasn't there, I wouldn't belive it's source.

This is the first half flaw I've seen :D Look by the stair railing, I don't think those props go with the lighting. But this is just awesome!
It's a nice change to see bright white light being used in this way.
The majority of mods use sickly-looking yellow lighting.
Plus the way the light source is coming from below as well.

One critique, though; the rotated texture on the wall by the staircase looks off. Maybe leave the texture unrotated and use a decal or overlay to add the water damage at the top?
