use a predefined building which have no entry but a own door texture.

remove the door texture, so that you can look into it. now you have a invisible barrier instead of the door.
convert the building from brush to simple entity. place a door from entities/doors/ on that position. in door event conncect now simple OnOpen with physicalizeOff from the building, now you can walk in Cool dont forget the give the Closed sender from the door a physicalizeON from the building, to restore the building walls.
now build your room into the building :)
visarea and portals are working fine with that 8)

Nice work! Are you sure the player won't be able to walk through the walls? :P

i've build already such things in the city level, it works flawless, you have to place small colliders in the doorframe, and keep sure that the door will close (no keep open if occupied, there is a switch for). thats all. after the door close delay the walls are again solid.
beside this you can place additional invisible barriers outside the house.
inside you will have barriers, because you need interieur, which will do all the collision! simply try it, its working very well :)
