9/10 - Agree Disagree

I played through this three times.
It scared me beyond anything, even though I knew the monsters.
But I simply forgot some of them.
The weapons look really good, I liked the failing reload animation and the shivering of Greys hands.
The monsters were very unique and had nightmarish movements and sounds to offer.
Also, what was up with these black cobweb things?
The mod had a very dirty and disgusting and spine-chilling look to it, delivers the right atmosphere to make you feel helpless and on edge. Also, very nice references to the Mistake series, kudos!
Music adds to the uncanny-factor aswell, I loved the heavy industrial tracks that played throughout the campaign, some on the edge between happy and extremely disturbing (The one with the elevator "ding!" is my fave). I saw someone say that they sound like they were made in FL Studio in 10 minutes, absolute dogshit, they are very unique and fitting.
The only negative point is that the enemies dealt way too much damage.
Thus, hard mode was unplayable for me, also because of the useless knife weapon you got in the kitchen in the bar. I am very sure the firing speed of the knife was severely nerfed, in 2012, it was a beast of a weapon and could strike your enemies down surprisingly fast.
When I first played the hard mode, it had slower swinging speed than the pipe.

EDIT:
31/March/2017

Finished hard mode today. The normal mode is not that good now. Senseless story, dark environments, cheap jumpscares, overpowered enemies and you could skip the entire hospital area if you knew the game. Still good and unique though, if you look at it from an outsider's perspective.

What made this mod almost a 10/10 for me was the hard mode. It wasn't actually that difficult, looking at it now. I noticed that things were removed from where they originally lied, the different areas and pathways you had to take were really, really cool, if you, like me, knew the game like your back pocket. The hospital part was the best for me, you had to search for three pieces of equipment in order to get into the cellar, the Storage Room floor was seemingly fixed now. Also, I mostly used the knife (it is manageable) and the concrete rebar (nice Condemned CO inspiration there), both made the fights very fair. The only struggle were those big monsters with the three heads. In the bossfight halfway through, I almost had no ammo anymore, one last chest saved it for me. Extremely annoying, but managable.

The ending was a bit sad, but walking around in a lit, clean environment made me really happy. I was awestruck. Great mode, and an overall okay to really good mod.

(ADDENDUM 7.3.2019)
I still love this mod, and the people that say it is unfair have obviously never played any Half Life/Half Life 2 mods, the meelee weapons are really good in the mod, you just have to run backwards and swing continously, the reach of the weapons will give the enemies no chance to attack.
The only thing that's moderately unfair, especially on hardcore mode, are the baby puppets.
