I have a few questions:

1. Xsi is not really good for unity 3.0 and getting models into it, can you suggest another 3d modeling app most like xsi ( not blender...i hate blender )

2. is there a .3ds exporter for the mod tool version of xsi?

Maya would be the best bet as Unity was designed to work directly with it. What problems are you having with XSI though, I've seen it work often enough (is your version of crosswalk/unity up to date?)

I haven't seen any direct 3ds exporters. You can export to FBX, and then use Autodesk's free FBX Converter to change that to a .3ds file

I finally got a good workflow with xsi to unity, it was just when ever i exported my .obj files there would get wierd lighting, i fixed it by exporting them then opening them in wings 3d and exporting them again...

The hands found in

C:\Program Files\Steam\steamapps \username\sourcesdk_content\ hl2\modelsrc\ weapons \v_hand\scenes\ Hands_reference.scn ?

(ignore the spaces; I had to add them as moddb has a 50-character word limit. If you're having problems finding that file, you could try running a search on your computer for 'Hands_reference', and drag&drop that .scn into XSI)
